This Article introduces the US State of Florida in respect of its geographical position, climate and population. It studies, in some detail, the division of the State into 20 metropolitan areas, referred to as MSA’s, and their disposition across the State. It further identifies the most prominent religions present within the State. This Article introduces Florida’s first taste of land and property speculation. It studies the market conditions prevailing in the early 1920’s and the impact of the 1925 Forbes article on property prices in Florida. It considers the consequences of the sinking of a Dutch warship in Miami harbour and the impact on freight charges.

This Article considers the more extreme climatic occurrences within the State, such as the central regions being known as the lightning capital of the United States. However, the only recorded snowfall was during the Great Blizzard of 1899. Florida is prone to hurricanes, especially during the period of June to November. This Article considers that the most important determinant in its climate is that Florida is a peninsula, with subtropical/humid conditions in the northern regions whilst becoming tropical in the south. Spring and summer tend to be hot and wet, with autumn and winter normally cool or mild and relatively dry.
